HOW TO RENT A PROPERTY

Renting a property is easier than you think.
Whether you're a first-time renter or moving on from your current place, we walk you through the whole process. Follow the steps below and you'll have a viewing booked in no time.

WHAT TO DO

STEP 1 - GET ONLINE

Visit our website, Rightmove, or Zoopla to browse all our rental properties. Each listing includes internal photographs, deposit amounts, and fee advice. See something you like? Move to Step 2.

STEP 2 - ENQUIRE TO VIEW

To view one of our properties, enquire via Rightmove - click the "Enquire" button on the listing and follow the directions. We'll be alerted straight away and will call or email you to arrange a viewing. We don't book viewings over the phone or by email directly, so Rightmove is the quickest way to get started.

STEP 3 - VIEW THE PROPERTY

Once your viewing is confirmed, we offer appointments 6 days a week, within office hours, across all our properties. Viewing in person is essential - we won't accept applications without one.

STEP 4 - MAKE A DECISION

Liked what you saw? Ask yourself: Am I happy with the property? Can I afford it? Do I meet the landlord's criteria? Is it in the right area for schools or work? If the answer's yes to all of them, you're ready to apply.

STEP 5 - APPLY FOR A TENANCY

Applying is straightforward and there are no fees for credit checks or referencing. Have your reference details to hand - email addresses for previous landlords, employers, and referees - and the process will move much faster. If you're granted the tenancy, there's no charge for setting up the Tenancy Agreement either.

STEP 6 - PROVIDING A GUARANTOR

A Guarantor is mandatory and must be a homeowner. We verify this through the Land Registry. Your Guarantor will need to fill in the application form in Step 5, sign the tenancy agreement in person with a witness, and provide two forms of ID plus references.

STEP 7 - PETS

Some landlords will consider tenants with pets, but it's entirely at their discretion. If you have a pet, you must declare it on your application - it will be recorded on your tenancy agreement. An undeclared pet is a breach of tenancy and could result in a Section 8 notice, a cleaning bill, and no positive reference from your landlord. Don't risk it - just declare it.

STEP 8 - YOUR RENT

The first month's rent is payable at the start of your tenancy and must be in cleared funds before signing. After that, rent is paid in advance - you pay for the month before you live in the property.

STEP 9 - YOUR DEPOSIT

Deposits must be in cleared funds before commencement of the tenancy.

The deposit is calculated as 5 weeks rent. All deposits are registered with the Tenancy Deposit Scheme.

We aim to return all deposits within 10 working days of the end of your tenancy. Please ensure that we have a forwarding address.

Please Note: We do not physically hold your deposit money.

STEP 10 - LOCAL HOUSING ALLOWANCE

Applicants who are in receipt of Local Housing Allowance must understand that in some cases this may not equate to the total rent required. This being the case it is up to the tenant to ensure that the full amount of rent, is paid on the due date.
