Surveys & Valuations

Will you be getting what you pay for?

Buying a house for most people is the most important financial transaction they will ever make. Be sure of what you are buying! Engage the services of a qualified Chartered Surveyor. When buying a home there are two points which you will want to be sure of Firstly that the property is in satisfactory condition and secondly that you are paying a reasonable price. The responsibility of doing these things rests with you alone and a mistake can prove to be costly later. Surveys

We undertake surveys and valuations for all purposes not only house purchasers, but also;
  • Building Society and Bank Valuations
  • Matrimonial Valuations
  • Insurance Valuations
  • Probate Valuations
  • Commercial Condition Schedule
  • Schedules of Dilapidation's
We are on the panel of most the leading Banks and Building Societies.

Peter Horner is a qualified Chartered Surveyor of many years standing and with a specialist knowledge of property in the Wallasey and North Wirral areas.

There are two basic style of survey and valuation we are able to offer:-

BUILDING SOCIETY TYPE VALUATION/APPRAISAL

This is the most basic style of report. It is not a survey report but simply a valuation report commissioned often by the Bank or Building Society to help them decided whether the property you are thinking of buying provided adequate security for the amount you wish to borrow. The inspection is only limited and unlikely to disclose defects that a detailed survey would reveal. It should not be relied upon as a comprehensive report on the condition of the property, but could be useful in formulating a simple valuation on perhaps a modern property.

HOMEBUYERS REPORT AND VALUATION

The contents of this report has been drawn up and approved by the Royal Institution of Chartered Surveyors and the property inspected by a qualified Chartered Surveyor. The intention of the report is to provide a concise statement on the condition of the property and its current value. Quotations and conditions of engagement are available on request. A sample report is available for you to see. The surveyor will spend some hours at the property, during which time he will inspect all those parts of the building which are readily accessible including where possible the roof void.

We shall be pleased to discuss the merits of a survey with you. Please contact Peter Horner on (0151) 638 6313
