Residential Lettings
All modern residential lettings are on Assured Shorthold Tenancies.
Longer lets are often available by introducing periodic tenancies after the fixed period expires. Many landlords prefer longer lets.
Applications are subject to a non-refundable processing application fee of £20.00.
Having obtained all the usual credit checks and references, if a tenancy is formally granted, we charge a one off non-refundable payment of £88.13 (£75 + VAT) for the preparation of the tenancy documentation.
Applicants recieiving help with their rent from Housing Benefits must have the property assessed by the Rent Officer service. A seperate Pre-Tenancy Determination form is a available from our office or your local Housing Office.
Normally a deposit and 1 months rent is due in advance, this is required and regulated by the deposit release scheme, in accordance with current legislation.
Home owner guarantors are preferred in all cases.
Many landlords have specific policies regarding smokers, pets and children. Exclusions are normally stated with the general details of the individual properties.
